  • Professional Home & Commercial Inspection

    I thoroughly analyze all major components found in a home or commercial building. I highlight the positives and prioritize the negatives from minor concerns to major issues. My reporting software provides more than 400 points of inspection and I include a clear description of the problem areas found with photographs for easy identification. I will provide suggestions on how to correct issues and what to watch for over time. You are encouraged to accompany me during the inspection but if you are unable, I will gladly walk you through my inspection report at a time convenient for you. Your report will be finished and delivered to you the same day as the inspection.

  • Radon Measurement

    I use professional monitors that take hourly readings to give an accurate measurement of the radon in your home. They also measure temperature and humidity for increased accuracy, and detect movement to prevent tampering. Radon monitors must set in a home for a minimum of 48 hours. If under a time constraint I can start the measurement two days prior to the inspection so that it has concluded once the inspection is complete. State of Ohio License #: RT992.

  • Wood Destroying Insect Inspections

    Wood destroying insects in Ohio include termites, carpenter ants, carpenter bees, and powderpost beetles. All of them have the ability to cause extensive damage to wood material if left untreated. Visual inspections will be made to all accessible areas and any signs of infestation will be documented in a clear and concise report. State of Ohio License # 105567.

  • Water Potability, Septic, Mold, & Lead Paint Testing

    There are many different contaminants that can be found in your drinking water. Per your request water samples will be taken and sent to a state certified laboratory for analysis. Depending on which contaminates you would like to test for, results may take 1-7 days.

    I utilize several septic professionals to perform inspections and testing for my clients. Simply notify me that you would like to include a septic inspection and I handle the rest. You will receive a report regarding the condition of the system and any areas of concern.

    Mold in a home can lead to many health problems. I am constantly looking for mold within structures during my inspections. If I do find mold and you would like to have it tested by a lab for verification, I can do so. However, this normally isn’t necessary as mold if fairly easy to identify. When I do find mold my priority is determining what is causing its growth. Mold is just a symptom of excessive moisture. You have to remove the moisture or the mold will persist despite your efforts.

    If your home was built before 1978 there is a chance it contains lead paint. Lead is a toxic metal that can cause a range of health issues. Children are most susceptible to lead poisoning because they ingest lead paint chips and put other lead contaminated objects in their mouths. Per your request I can collect samples and send it to a lab for analysis.
